Only registered guests are allowed on Cozy Acres Lodge property. For day guests of a registered party, please contact katelyn for additional charge information depending on the number of day guests.

Payment Method

We accept cash, money orders, PayPal, Travelers Checks, MasterCard, Visa, and Discover.

Rental Period

A two-night minimum is required on all reservations.  On holiday weekends a three-night reservation is required.

Payment Procedure:


A one-night deposit is required when a reservation is made for weekday and regular weekends. A two-night deposit is required for a holiday weekend. We will charge the deposit at the time the reservation is made and will charge the rest the day you are scheduled to arrive.

The deposit will be charged to the credit card that was provided to place the reservation.  48 hours before scheduled arrival the deposit is applied toward the balance due, including applicable taxes, and the remainder of the balance is placed on the credit card that was used to place the reservation. Saturday and Sunday check ins are charged on the Friday before check in. All units require a two-night stay on weekends, with a one-night deposit. All Holiday weekends require a three-night stay with a two-night deposit. Deposits may be made on a credit card or by PayPal.   A cash payment of the remaining balance may be used upon check-in, this needs to be scheduled in advance.  Please contact Katelyn at 817-675-3136 to make these arrangements. Personal checks are not accepted.

Cancellation Policy:
A 30-day cancellation notice is required for regular stays, and a 90-day notice is required for holidays or if reserving entire lodge. The deposit is forfeited if these conditions are not met. Changes can be made to the number of days prior to the cancellation period. There are no refunds for early departures.
Clean Up Fee
Rooms must be left in the same condition as they are found. All kitchenware should be clean and placed in the appropriate cabinets. Dishes are not to be moved from unit to unit, without being returned to their original unit. Trash should be removed from rooms and placed in the dumpster. If any of the above items are not done, a minimum of $75.00 for clean up will be charged. Housekeeping will strip and remake the beds.

Missing/Damaged Items
Guests will be charged for items that are missing or damaged beyond normal wear and tear, unless reported to the Office.

Pet Policy

Small pets (under 25lbs) are welcome with a non-returnable $50 pet fee (cash only).  One pet per unit please and pets must be kept on a leash. Pets are not allowed in unit 4, with registered or day guests.


Cozy Acres is a waterfront property. Guests who use the lake do so at their own risk. All children under 16 must be supervised by a responsible adult. There is no lifeguard on duty.

The owners and manager of Cozy Acres are not liable for accidents.

Please contact management regarding arrangements and rates for guests invited for special events, per day.  
$20.00 extra per night /guest over limit.
ABSOLUTELY NO GRILLS OR FRYERS may be used on any of the decks to avoid a fire hazard. $250 charge if ignored. 
Only paid guests allowed on Cozy Acres property unless prior arrangements made with Manager.
Upon arrival, Registration cards for each unit must be filled out at the Office when picking up unit keys, and Pet Fees must be paid at this time, cash only.  ALL ROOMS ARE NON-SMOKING.
