Rental Policy:
Check-in time is 2:00 p.m.
Checkout time is 10:00 a.m

Payment Method

We accept cash, Travelers Checks, MasterCard, Visa, Discover, and American Express.

A two-night minimum is required on all reservations.  On holiday weekends a three-night reservation is required.

Deposits
A one-night deposit is required when a reservation is made for weekday and regular weekends. A two-night deposit is required for a holiday weekend. We will charge the deposit at the time the reservation is made and will charge the rest the day you are scheduled to arrive.

Payment Procedure:

The deposit will be charged to the credit card that was provided to place the reservation.  On the day of check-in the deposit is applied toward the balance due, including applicable taxes, and the remainder of the balance is placed on the credit card that was used to place the reservation. Saturday and Sunday check ins are charged on the Friday before check in.  A cash payment may be used upon check-in, this needs to be scheduled in advance.  Please contact the site manager at 501-765-9730, or Richard at 501-280-9111 to make these arrangements. Personal checks are not accepted.

Cancellation Policy:
A 14-day cancellation notice is required for regular stays, and a 30-day notice is required for holidays. The deposit is forfeited if these conditions are not met. Changes can be made to the number of days prior to the cancellation period. There are no refunds for early departures.

Clean Up Fee
Rooms must be left in the same condition as they are found. All kitchenware should be clean and placed in the appropriate cabinets. Dishes are not to be moved from room to room. Trash should be removed from rooms and placed in the dumpster. If any of the above items are not done, a minimum of $40.00 for clean up will be charged. Housekeeping will strip and remake the beds.

Missing/Damaged Items
Guests will be charged for items that are missing or damaged beyond normal wear and tear.

Other
Cozy Acres is a waterfront property. Guests who use the lake do so at their own risk. All children under 18 must be supervised by a responsible adult. There is no lifeguard on duty.

The owners and manager of Cozy Acres are not liable for accidents.
